Urban Design
The design for the Wagemakerspark is a redevelopment of the former Teodur factory site. This is an attractive location in an existing 1930s neighbourhood, on the outskirts of the centre of Breda. The urban development has a stately quality, with long sightlines and corner emphasis in the form of larger detached houses. The sightlines in the plan are part of the existing urban landscape. Adjoining the centre of Breda, the plan has apartment buildings which provide an urban character. These buildings protect the tranquility of the inner parkland area, where the houses are located.
In architectonic terms, the plan links up with the 1930s architecture in the adjoining neighbourhood, creating a natural cohesion as though the neighbourhood had always been there. The architecture of the Wagemakerspark neighbourhood in Breda links up with the existing 1930s neighbourhood where the site is located. Both the apartment buildings and the houses are designed with a unique interpretation of the stylistic elements which make the adjoining neighbourhood so distinctive. This is expressed in the carefully designed façades with large overhanging roofs, canopy roofs, bay windows and various ornamental features. The brickwork features elements from this period, such as concrete bands, polychrome brickwork and deep rebates. The garden walls are also designed in this style.
The shaping of the façades creates a protected outside space which is integrated with the house, forming a transition between private and public areas. The balconies and terraces of the urban housing have brick parapets for privacy. For the apartments, these parapets are made as transparent as possible in order to maximise contact with the public green space. The cohesion between the architecture, the public space and the urban layout results in a pleasant residential area which makes an attractive addition to the city.
